Aventon Huntington Station, a 366-unit apartment community under construction next to Huntington Metro station, is expected to open by year’s end, according to an official from the Aventon Companies.
The $100 million project kicked off in May 2021 on an approximately four-acre site near the southern entrance of the Metro stop along North Kings Highway. Once complete, the seven-story property will feature studios and one to three-bedroom units equipped with modern furnishings and technologies, as well as extensive amenities, including a sports bar, game room, rooftop terrace and saltwater pool, just to name a few.
Like many other large construction projects, the Aventon has experienced some delays, but the property management firm — Lincoln Property Company — hopes to begin pre-leasing in October with initial tenant move-ins in December, said Mark Coletta, senior managing director of the Aventon Companies. While most of the apartment homes will be leased at market rate, there will be 38 reduced-rent workforce dwelling units (WDUs) available for qualified households, Coletta said.
Aventon Huntington Station isn’t the only high-end apartment community around the Richmond Highway Corridor offering a limited number of WDUs. The Belhaven, The Parker, The Shelby and Belvoir Square Apartments all participate in the WDU Rental Program, according to Fairfax County Housing and Community Development’s list of privately owned affordable housing rental opportunities.
Many of these WDUs are required because of inclusionary zoning polices set by Fairfax County to ensure there is an increasing supply of affordable housing alongside market-rate housing, explained Evan Kaufman of Southeast Fairfax Development Corporation.
The popularity of affordable housing around the Richmond Highway Corridor can be seen at The Arden — which is fully leased despite having just opened its doors in January 2023.
Apartment seekers who aren’t necessarily on a budget will continue to have a lot of rental options to choose from, since at least another 10,000 market-rate units are set to become available in the DMV by the end of the year, according to Chris LeBarton, a research director with Inman. That level of supply — along with the fact that many virtual or hybrid workers no longer feel tethered to a physical office — will likely prompt renters to look further afield when apartment hunting and comparison shop for free months of rent and other concessions, said LeBarton.
